Property software built around how rental income really works
Property360 is a web application for landlords who let commercial and residential property — and for the co-owners, accountants and supervisors who work with them.
Why it exists
Generic property software treats rent as one number. It rarely is: rent escalates on a schedule written into a lease years ago, tenants pay in parts and late, the property is often held by several family members in fixed shares, and in many countries the rent carries tax — in India, GST on commercial letting and TDS deducted by the tenant. Property360 was built by a landlord to run a real portfolio of exactly those lettings, and the features on this site are the ones in daily use on it.
What it does
- Tracks leases, escalations, renewals, deposits, property tax, electricity, maintenance and construction costs.
- Raises each month’s rent invoices from the lease, emails them to tenants and reconciles them in the ledger.
- Splits rent and expenses between co-owners by their ownership percentages.
- Gives landlords, accountants, supervisors and tenants each their own view.
- In India, adds GST rent invoicing, TDS on rent and GST returns for your CA.
Where it is supported
Property360 is built to be region-neutral, and India is the first region with full local support: amounts are in rupees, and GST and TDS are built in — see Property360 in India. Leases, rent tracking, co-owner splits, expenses and documents work for property anywhere, but currency and tax handling for other countries is not available yet. More regions are coming; tell us where you let property.
How it treats your data
Your properties, tenants and accounts are yours. Access is role-based and enforced on the server, privileged actions are written to an audit trail, passwords are stored only as salted hashes, digital signature keys and GST portal sessions are encrypted, and documents sit in private storage. The privacy policy sets out what is collected, who processes it and how to have it corrected or deleted.
Not the other Property360
Several unrelated products — including an Australian trust-accounting platform and a property-inspection app — share the name. This Property360 is at property360.cloud — property management for landlords and co-owners. It has no connection with them.
