- Is this the same Property360 as the inspection app or the Australian trust accounting platform?

- Does it handle GST on rent?
- Yes. Monthly rent invoices are generated with GST applied according to what you configure for the lease, and issued to the tenant as a PDF by email. Commercial letting attracts GST; residential letting generally does not, and the lease configuration reflects that.
- What about TDS under section 194-I?
- TDS deducted by the tenant is accounted for on the invoice and carried into the ledger, so what you were owed, what was deducted and what actually arrived are three separate visible figures rather than one confusing number.
- How are co-owner splits calculated?
- A property can be held by several owners at declared ownership percentages. Rent received is split on those percentages and tracked per owner as profit distribution, so each co-owner has a running position rather than an annual reconstruction.
- Can my CA get at the numbers?
- Yes. There is a CA role with its own view, a ledger that reconciles rent raised against rent received including adjustments and part payments, and reports. There is also an automatic daily backup into a Google Sheet you own.
- What does the property structure look like?
- Property → Building → Floor → Unit, so a single apartment block and a standalone house both fit without contortion. Tenants attach to units through leases, and leases carry the rent, escalation schedule, deposit and dates.
- Does it track construction projects?
- Yes, separately from rental operations. Projects have milestones and expenses categorised by type — cement, steel, labour and so on — tracked against budget, which is what makes an overrun visible while it is still happening.
- What about property tax and electricity?
- PTIN is tracked per property with tax status alongside the rent it earns. Electricity meter accounts are held per unit with bills recorded against them.
- Who can see what?
- Roles for Landlord, Tenant, Supervisor and CA, each with its own view. A tenant sees their own lease and invoices; a supervisor sees the operational picture; a CA sees the financial one.
- Will it remind me about things?
- Lease expiries, overdue rent and the monthly invoicing run all raise reminders, so the recurring work surfaces on its own rather than depending on someone remembering.
