Rental property management

Rental property management software for landlords

Property360 keeps every property, unit, lease, rent payment, invoice, expense and document in one record — built for landlords who own property themselves, often with family members as co-owners, and who want the monthly cycle to run without a spreadsheet.

Why landlords outgrow spreadsheets

A spreadsheet works until the rent changes. An escalation lands mid-year, a tenant pays in two instalments, a co-owned building needs its rent split three ways, and the accountant asks for a figure that no single tab holds. The record of what was agreed, what was billed and what arrived ends up in three places that quietly disagree.

Rental property management software fixes that by making the lease the single source of truth. In Property360 the rent, escalation schedule, deposit and dates are entered on the lease once; the monthly rent rows, invoices, reminders and owner statements are all derived from it.

What Property360 manages

Properties and units

Property → building → floor → unit, so a single house and a multi-storey commercial block both fit.

Leases and escalations

A lease holds the rent, deposit, term and escalation schedule, and can cover several units across floors. Escalations are dated from commencement and applied on their own date; rent schedules handle fixed year-by-year rents.

Rent ledger

One row per lease per month, with any number of part payments, waivers and deductions. Overpayments become an advance that clears the oldest unpaid months first.

Learn more

Automatic invoices

Each month’s rent is raised as an invoice from the lease — per owner, on their share — and emailed to the tenant as a PDF, optionally signed with the owner’s digital signature certificate.

Learn more

Co-owner splits

Owners and their ownership percentages are recorded per property. Rent, expenses and balances split on those percentages, and co-owners settle shared costs through a reconciliation that shows who owes whom.

Learn more

Household view

Family members and business partners who own property separately can be linked, so each sees the properties, rent and reports of the landlords directly related to them.

Learn more

Expenses and construction

Maintenance, vendors and construction projects tracked by milestone and category against budget, with receipts attached — kept apart from rental income.

Learn more

Documents

Lease deeds, KYC, tax receipts and invoices filed against the property, unit or tenant they belong to, with filters to find them again.

Learn more

Roles and access

Landlord, supervisor, accountant (CA) and tenant roles, enforced on the server, with permissions an administrator can grant or switch off per role or per person.

India: GST and TDS

GST on commercial rent, TDS deducted by tenants, GST payments and GSTR-1 / GSTR-3B figures for your CA, and property-tax records — in rupees, on the April–March year.

How a month runs

  1. 1

    Set up once

Add each property, its units and the people who own it, then the tenants and their leases. A bulk import takes properties, units, tenants and leases from Excel or CSV.

  2. 2

    Every month

Rent rows and invoices are generated from the leases. Invoices go to tenants by email, with the owners and their CA copied.

  3. 3

    As money arrives

Record each payment against its month — or import a bank statement and match the credits to rent. Balances and each owner’s share update at once.

  4. 4

    Before anything changes

Renewals and escalations show in the Lease Tracker, and tenants get a notice a set number of days before (seven by default), with the landlords copied.

The day-to-day rent side — who has paid, part payments, advances — is covered in detail on the rent manager page.

What it does not do

  • It does not take payments: tenants pay you directly, and Property360 records and reconciles the money.
  • It is not a listing site or a tenant-screening service; it starts once a tenant has signed.
  • Tax features are Indian today, and amounts are in rupees. It records GST and TDS by the rates you set — your CA remains the authority on what applies.

Frequently asked questions

What is rental property management software?

Software that keeps the records of a letting business in one place: properties and units, tenants and leases, the rent due and received each month, invoices, expenses and documents. Property360 generates the monthly rent rows and invoices from each lease, so the rent figure is entered once rather than copied into twelve spreadsheet rows.

Who is Property360 built for?

Landlords who own residential or commercial property directly — individuals, families holding property in shares, and small teams with a property manager and an accountant. Each person signs in with their own role and sees only what that role allows.

Can several owners share one property?

Yes. Each property records its owners and their ownership percentages. Invoices are raised per owner on their share, and rent received, expenses and each owner’s balance are split on the same percentages.

Does Property360 collect rent online?

No. Tenants keep paying the way they do today — bank transfer, UPI, cheque or cash. Property360 records each payment against the month it covers, including part payments, and can match credits in an imported bank statement to the rent they belong to.

Does it work outside India?

Leases, rent tracking, co-owner splits, expenses and documents work for property anywhere, but amounts are in Indian rupees and the tax features (GST invoicing, TDS on rent, GST returns) are Indian today.

Is it free to start?

Creating an account is free. Sign up with your email or Google, add a property, its units and a lease, and the rent rows, invoices and reminders follow from there.
