Generate GST invoices

Generate monthly GST rent invoices, split per owner by ownership %, for one lease with a live preview or for all leases at once.

Updated 16 Oct 2026

Overview

The GST Invoices page creates GST-compliant rent invoices from your leases. Each owner of a property bills their own share, so a tenant renting from two co-owners gets two invoices, each with that owner's own invoice number. A tenant with several units gets one invoice per owner per billing period, with each unit as a line.

There are two invoice types:

  • GST Invoice (rent + GST − TDS): the bank rent, plus CGST and SGST, less TDS.
  • Rent Invoice (rent only): the rent with no tax.

Before you start

  • The tenant must have a valid GSTIN (for example 22AAAAA0000A1Z5). Placeholders such as "TBD" are refused.
  • The lease needs Account Rent and a GST %. Once a GSTIN is saved, the GST rate is filled in from the owner's tax settings.
  • Ownership percentages must be recorded on the property.
  • Only landlords and master admins can generate invoices. CAs can view them.

Steps

One lease, with a preview

  1. Open GST Dashboard → GST Invoices and click Generate Invoice.
  2. Under Tenant / Lease, search by tenant, property, unit or GSTIN, then pick the lease. Only tenants with a GSTIN are listed.
  3. Leave Billing period on Whole month, or choose Custom dates (see Invoices for part of a month).
  4. Choose the Invoice Type, Month and Year.
  5. Check the preview. For each owner it shows the Taxable, CGST, SGST and Total amounts, the exact Invoice # that owner will receive, and any proration for a part month.
  6. Click Generate. The button shows how many invoices will be created.

Every active lease

  1. Click Generate All.
  2. Choose the Invoice Type, Month and Year, then click Generate All Invoices.
  3. A message confirms how many invoices were generated and how many tenants were skipped because they have no GSTIN.
Note:Generating again for the same month never creates duplicates. Owners already billed for that period show exists · skip in the preview.

Example

Acme Retail Pvt Ltd pays ₹80,000 bank rent at Sunrise Towers, at 18% GST (9% CGST + 9% SGST) and 10% TDS. The property is owned 60% by A. Sharma and 40% by R. Iyer.

R. Iyer₹32,000₹2,880₹2,880₹3,200

Each owner gets a separate invoice numbered from their own sequence.

FAQs

What if a co-owner bills through another system?

On Edit Landlord, a landlord can be excluded under GST Invoicing in Property360. Their share is shown in the preview as an amber "excluded" row so the total still adds up to 100%, but no invoice is created for them. The other owners bill as normal.

Which rent is billed after an escalation?

The rent in force for the month being billed. An escalation must be applied to the lease first; invoicing never raises the rent by itself.

How are invoice numbers ordered?

Within each landlord's sequence, tenants who pay in arrears are numbered first and tenants who pay in advance last. Ties are ordered by property, floor and unit.

What can I do with an invoice afterwards?

Its ⋮ menu offers Send, Download PDF, Sign (DSC), Mark Paid, Edit and Delete. Export to Excel downloads the list exactly as filtered and sorted.

Troubleshooting

My tenant isn't in the list

Add their GSTIN in Edit Tenant. Only tenants with a GSTIN can receive a GST invoice.

No invoice was created for a month

The month may fall outside the lease term, the owner's share may be ₹0, or the owner may already have been billed.
