Overview

The GST Dashboard shows each landlord's GST position at a glance: the GST charged on the GST invoices Property360 issued (what is payable to the government) against the GST recorded as paid. Every tile, bar and row opens the months, invoices, payments and receipts behind it, so every total can be traced back to its source.

The five GST pages share a GST workspace bar at the top, in the same order as the sidebar: GST Dashboard, GST Invoices, GST Payments, GST Returns and GST Reconciliation.

Before you start

  • You need to be a landlord, a master admin or a CA linked to the landlord. A CA can view the dashboard but cannot change payments.
  • Figures come from GST invoices. If no GST invoices exist for a period, the dashboard has nothing to show for it. See Generate GST invoices.

Steps

  1. In the sidebar, open GST Dashboard (under Operations).
  2. In the filter bar, choose Financial year or Calendar year, then pick the FY or Year.
  3. Optionally narrow by Month, Landlord and Property. Click the X button to reset the filters.
  4. Read the KPI tiles:
    • GST payable: GST on the invoices for the period, with the change against the same months last year.
    • GST paid: what has been recorded as paid, and how many months are fully paid.
    • Outstanding: what is still unpaid, with the number of overdue months.
    • ITC balance: the input tax credit in the GST portal's credit ledger, once GST Reconciliation has synced it.
    • Payment completion: the percentage paid.
  5. Click any tile to see the landlord-months behind it. Click a row there to open that month's invoices, payments, receipts and audit trail.
  6. Use the Monthly GST — payable vs paid chart. Click a month's bar to drill down.
  7. Scroll to Annual totals by financial year, By landlord and By property. Click a year to switch to it, a landlord to see their months, or a property to filter to it.
  8. Use Month by month for one row per landlord per month. Click Manage payments → to go to GST Payments.
  9. Click Export to download the rows in view as a CSV file.
Tip:Landlords and master admins also see Recalculate. It rebuilds every month's GST payable from the current GST invoices. This is useful after invoices have been corrected or deleted.

Example

R. Iyer co-owns Sunrise Towers and Lakeview Plaza. For FY 2026-27, the Outstanding tile shows one overdue month. Clicking it opens that month: the GST from both properties, the invoices to Acme Retail Pvt Ltd, and no payment yet. R. Iyer clicks Record payment.

FAQs

When is GST due?

GSTR-3B, and the tax with it, is due on the 20th of the month after the invoice month. A month that is not fully paid after its due date is marked overdue.

Why are some months shaded?

Months after the current one are not invoiced yet. They are shaded as "Not yet invoiced" and are not plotted as zero. The current month is drawn lighter because invoicing and payment are still in progress.

How is a payment split across properties?

A month's GST is paid as one amount per landlord. In the By property table, that payment is shared across the properties in proportion to each property's GST.

What does "Year over year" compare?

It compares this year to date with the same months last year, not with the whole of last year.

Troubleshooting

The ITC balance tile shows "not synced"

The credit ledger is read from the GST portal. Connect the GSTIN and run Sync in GST reconciliation and ITC.

A month's payable looks wrong after I changed invoices

Click Recalculate to rebuild the figures from the current GST invoices.

I can't see a landlord

You only see landlords you have access to. The Landlord filter appears only when there is more than one.
