Prepare GSTR-1 and GSTR-3B

Prepare GSTR-1 files and the GSTR-3B worksheet from your GST invoices, fix issues before filing, and hand a complete pack to your CA.

Overview

GST Returns prepares each landlord's monthly GSTR-1 and a GSTR-3B worksheet from the GST invoices Property360 issued. Property360 prepares the returns, and your CA files them on the GST portal. Nothing is filed or saved on the GST portal from Property360.

For each GSTIN and tax period you get:

  • GSTR-1: B2B invoices (Table 4A), B2C invoices for tenants without a valid GSTIN (Table 7), the SAC 997212 summary (Table 12) and documents issued (Table 13).
  • GSTR-3B worksheet: the 3.1(a) tax liability, Table 4 ITC from the GST portal credit ledger (once synced), and payment so far.
  • Checks: problems to fix before filing, each naming the invoice and tenant.

Before you start

  • The landlord's GSTIN must be recorded in Landlord Info.
  • GST invoices for the month should be complete. Prepare the return after the month ends.
  • Landlords, master admins and the landlord's CA can use this page.

Steps

  1. Open GST Dashboard → GST Returns.
  2. Choose one or more landlords in the landlord picker (Select all and Clear all are available).
  3. Set the Tax period (month and year). This is the month your invoices are for.
  4. Read the checks. Clear every red Fix before filing item. Each invoice chip opens that invoice in GST Invoices.
  5. Click Verify tenant GSTINs to check each tenant's GSTIN on the GST portal. An invoice to a cancelled or suspended GSTIN is reported as B2C.
  6. Download the files for your CA:
    • GSTR-1 Excel · for Offline Tool
    • GSTR-1 JSON · direct upload
    • Pack for CA (GSTR-3B worksheet, GSTR-1 summary, checks, invoice register and a how-to-file sheet)
  7. Your CA files GSTR-1 using one route:
    • Route A (recommended): import the Excel into the GST Returns Offline Tool, which validates it and generates a new JSON file. Upload that JSON on the GST portal (Prepare Offline → Upload), check the summary, then file with EVC or DSC.
    • Route B: upload Property360's JSON directly on the GST portal (Prepare Offline → Upload), check the summary and any error report, then file.
  8. The CA files GSTR-3B by its due date using the worksheet.
  9. Afterwards, open GST Reconciliation and click Sync to confirm the filing dates and how the tax was paid.
Important:Use only one route for a return. Never upload both the Offline Tool's JSON and Property360's JSON.

Example

For September, Lakeview Plaza's owner R. Iyer has six invoices. One tenant's GSTIN reads "TBD", so that invoice is listed under B2C · Table 7. The CA downloads the Excel, imports it into the Offline Tool, uploads the generated JSON, and files. GSTR-3B's tax liability equals GSTR-1 (B2B + B2C), so the two returns agree.

FAQs

Why does a month say there is nothing to file?

A month shows a notice instead of a return in these cases: it is before the GSTIN's registration date, it has not started yet, or there are no GST invoices in Property360 for it. If the landlord had no other supplies that month, a NIL GSTR-1 and NIL GSTR-3B are still due.

Can I see several landlords at once?

Yes. Choose Consolidated for one combined view or By landlord for each landlord's full return. Excel · N landlords downloads one comparison workbook. Returns are always filed per GSTIN.

Where does "filed on" come from?

From the GST portal's filing record, read during GST Reconciliation's Sync. It shows whether the return was filed on time or how many days late.

What are the three stages?

Stage 1 is live: Property360 prepares and the CA files. Stages 2 and 3 (saving a draft on the portal, and optional filing with CA approval) are planned.

Troubleshooting

An invoice shows "Not reported"

Fix the check shown above it. This is usually a missing or invalid tenant GSTIN, or a tax error.

ITC shows "Not synced"

Connect the GSTIN and sync in GST reconciliation and ITC.
