GST reconciliation and ITC
Confirm from the GST portal that each month's GST was paid and set off in GSTR-3B, and track your input tax credit balance.
Overview
GST Reconciliation checks each landlord's monthly GST against the GST portal. Property360 reads the electronic cash ledger, the ITC (credit) ledger and the return filing dates through a GST Suvidha Provider, after the landlord authorises it with an OTP. It never files or changes anything on the portal.
Each tax period follows three steps: GST liability (all its invoices) → ① Paid (cash deposited and/or ITC used) → ② Set off in GSTR-3B. Each month gets one status, for example Settled in GSTR-3B, Settled late, Settled in a later return, Deposited · GSTR-3B pending, Part deposited, Due or Overdue — not paid.
Before you start
- A master admin must switch on GST auto-reconciliation (in Settings on this page).
- Each GSTIN must be switched on and connected with an OTP. See Connect a GSTIN to the GST portal.
- Landlords, master admins and the landlord's CA can connect, sync and review findings.
Steps
- Open GST Dashboard → GST Reconciliation.
- Choose the landlords and the Tax period: Month, Quarter, Financial year or Range. These are invoice months, not portal dates.
- Click Sync. The note above the button shows the ledger dates that will be read and the number of requests.
- Read the tiles. Each one opens the rows behind it:
- ① Paid · cash + ITC
- ② Set off in GSTR-3B
- ITC balance
- Interest / fee paid
- Needs attention
- Next due
- Cash ledger balance
- In By month, open a month to see its settlement trail. Use Add a note to explain a difference (the note is audited).
- Use Group by (No grouping, Landlord, Tax period, Status, Quarter, Financial year) or Period totals.
- Open the ITC tab for opening ITC, claimed, used and closing ITC by month and financial year.
- Review Findings, then Resolve or Ignore each one with a note.
- Click Export for an Excel workbook covering the selected landlords.
Example
A. Sharma's August GST was deposited on 18 September, but GSTR-3B was filed on 24 September. August shows Settled late, with the days late and any interest. In the ITC tab, the credit ledger shows ITC was available while cash was paid. The CA reviews this and reports it under Cash while ITC available.
FAQs
Does reconciliation mark my GST payments as paid?
Yes. A deposit confirmed in the cash ledger is added to GST Payments as a ledger-verified entry. It only tops up what your own entries don't already cover.
Which ITC figures are not shown?
Ineligible or blocked ITC and GSTR-2B figures are not part of the credit ledger, so they are not shown here.
What is "Re-check without syncing"?
It re-runs the checks on data already synced, without contacting the GST portal.
