Connect a GSTIN to the GST portal

Authorise Property360 with a one-time OTP so GST Reconciliation can read your GST portal ledgers and filing dates for 30 days.

Updated 16 Oct 2026

Overview

GST Reconciliation reads each GSTIN's cash ledger, ITC ledger and return filing dates from the GST portal through a GST Suvidha Provider. Before it can do this, the taxpayer must allow API access on the GST portal and authorise Property360 with an OTP.

  • You enter only the GST portal username. Property360 never asks for or stores the portal password.
  • The connection is read-only. Nothing is filed or changed on the portal.
  • One OTP keeps a GSTIN connected for the portal's 30-day session. Access is renewed automatically during that time.

Before you start

  • GST auto-reconciliation must be switched on, and the GSTIN must be switched on for reconciliation.
  • You must be the landlord, a master admin or the landlord's CA.
  • The OTP goes to the mobile number and email registered on the GST portal for that GSTIN. Make sure the taxpayer is available to share it.

Steps

  1. Log in to the GST portal as the taxpayer and go to My Profile → Manage API Access.
  2. Set Enable API Request to Yes and Duration to 30 days, then confirm.
  3. In Property360, open GST Dashboard → GST Reconciliation and choose the landlord.
  4. Click Connect (OTP). If you selected several landlords, use the link in the GST portal column of the landlords table.
  5. Enter the GST portal username and click Send OTP.
  6. Enter the OTP and click Verify & connect. Use Resend OTP if it doesn't arrive.
  7. The badge changes to Connected · renews automatically until a date. You can now click Sync.
Note:The automatic renewal is controlled by a master admin in reconciliation Settings (Keep GST portal connections alive, on by default). If it is switched off, you need a new OTP each time the short-lived access has lapsed (about 6 hours).

Example

Lakeview Plaza's owner R. Iyer has GSTIN 22AAAAA0000A1Z5. R. Iyer enables API access on the portal for 30 days. The CA then clicks Connect (OTP), enters R. Iyer's portal username, and R. Iyer shares the OTP. The GSTIN shows as connected, and the CA syncs the financial year. A month later the session ends, and a new OTP reconnects it.

FAQs

Is it safe to share the OTP?

The OTP only authorises read access to that GSTIN's data for the session. Property360 does not see or store the portal password.

Can a CA connect a GSTIN?

Yes. A CA named on the landlord can connect, sync and review findings for that landlord. Switching a GSTIN on or off and changing settings stay with the landlord or a master admin.

Is "GST Portal Uploads" the same thing?

No. GST Portal Uploads (under Documents & Data) lists tenants who require their GST invoice to be uploaded on their own supplier portal, with one-click actions to mark each upload done. It is not related to the government GST portal connection.

Troubleshooting

"Could not send the OTP"

Check that API access is enabled on the GST portal and has not expired, and that the username is correct.

The badge shows "Session ended — verify a new OTP to sync"

The 30-day session or the API access period has ended. Enable API access again if needed, then repeat the OTP steps.

Connect (OTP) isn't shown

The GSTIN is switched off for reconciliation, or you don't have permission. Ask the landlord or a master admin.

Sync is disabled

The GST portal connection service is not set up yet. Contact your administrator.
