Invoices for part of a month
Bill only some days of a month, such as a mid-month move-in or move-out, with rent, GST and TDS prorated by days.
Overview
You don't always bill a whole month. A tenant may move in on the 10th, hand over on the 14th, or you may need to bill the rest of a month that is partly invoiced already. Custom dates in the Generate Invoice window bills just the days you choose.
Rent, GST and TDS are all prorated by days billed ÷ days in the month. This is the same calculation used for a partial first or last month of a lease.
Before you start
- The tenant needs a GSTIN, and the lease needs rent and GST set up, just as for a full-month invoice.
- Both dates must fall in the same month, because GST, the GST liability and the rent ledger all run monthly.
Steps
- Open GST Dashboard → GST Invoices and click Generate Invoice.
- Pick the lease under Tenant / Lease.
- Under Billing period, click Custom dates.
- Choose the Invoice Type, then the From and To dates. The To date can't go past the end of the From date's month.
- Check the preview. It shows the days billed, the percentage of monthly rent, each owner's amounts and the invoice number each owner will receive.
- Click Generate.
How the dates are checked
- Kept within the tenancy. Your dates are trimmed to the lease term. If a lease starts on the 5th and you choose the 1st to the 14th, the invoice covers the 5th to the 14th, and the preview says why.
- No double billing. Days already on an invoice for the same tenant, owner and month are refused. The preview names the clashing invoice, for example overlaps #0043 (1–30 Sep 2026).
- The rest of a month can still be billed. If part of a month is already invoiced, you can still bill the remaining days. A Whole month attempt on such a month will direct you to Custom dates.
Example
Bluebird Cafe hands back its unit at Lakeview Plaza on 14 September. The bank rent is ₹60,000, with 18% GST and 10% TDS, and the property has one owner, A. Sharma.
Choose Custom dates from 1 September to 14 September. September has 30 days, so 14 ÷ 30 of the monthly rent is billed:
| Item | Amount |
|---|---|
| Rent (14/30 × ₹60,000) | ₹28,000 |
| GST at 18% | ₹5,040 |
| TDS at 10% | ₹2,800 |
The invoice is dated 1 September, its file name ends in a days suffix (for example _Days01-14), and the PDF reads "Rent for 1–14 Sep 2026 (14 of 30 days)".
FAQs
Can a custom period cross into the next month?
No. Raise a separate invoice for each month.
Is CAM included?
No. Custom-date invoices cover rent only.
Do I need Custom dates for a lease that starts mid-month?
Usually not. A whole-month invoice for the first or last month of a lease is prorated automatically to the days occupied.
Troubleshooting
Generate is disabled and the preview shows "overlaps"
Some of your dates are already billed. Choose only the days not yet invoiced, or delete the earlier invoice first if it was wrong.
The billed days are fewer than I chose
Your dates went beyond the lease start or end, so they were trimmed. Check the lease dates in the Lease Dashboard.
