Add a property

Create a property with its address, type and status so you can add floors, units, owners and tenants to it.

Overview

A property is the top of the Property360 structure. It contains buildings (optional), floors and units. Leases, rent, GST invoices, documents and reports all hang off it. You manage properties in Master Data → Property Info.

Before you start

  • Only Landlords and master admins can add, edit or delete properties.
  • Keep the full postal address handy. It is printed on GST invoices and lease notices.
  • If you have many properties, you can load them in bulk with Documents & Data → Data Import.

Steps

  1. In the sidebar, open Master Data → Property Info.
  2. Click Add Property.
  3. Fill in the form:
    • Property Name (for example "Sunrise Towers")
    • Address
    • City and State
    • Pincode
    • Type: Residential, Commercial or Mixed
    • Status: Active, Ready for Leasing, Under Construction or Inactive
  4. Click Create Property. A "Property created" message appears and the property joins your list.
  5. Click the property to open Property Details. There you can add floors and units, record co-owners and assign tenants.
Note:Whoever creates the property is recorded as its owner at 100%. If the property is jointly owned, change the shares next. See Ownership and co-owners.

Choosing the right type

TypeEffect on units
ResidentialEvery unit is Residential.
CommercialEvery unit is Commercial.
MixedYou choose each unit's type (for example a commercial ground floor with flats above, plus Parking or Storage).

Editing later

Open the property and click Edit. Besides the fields above, you can set an Asking Rent / Sq.ft (optional), the asking rate used for available space on the Space Availability report.

Example

A. Sharma adds "Lakeview Plaza", 12 Lake Road, Hyderabad, Telangana, 500001, with Type set to Mixed and Status set to Active. She then opens it and adds the Ground floor of shops and two floors of offices. Finally she records R. Iyer as a 40% co-owner.

FAQs

What does each status mean?

Active properties are let or being let. Ready for Leasing properties are complete and waiting for tenants, and their vacant units still count in occupancy. Under Construction properties appear on the dashboard's construction tiles. Inactive properties are kept for history.

Can I see my properties as tiles instead of a list?

Yes. Use the view toggle on Property Info. The list shows each property's Structure (for example Cellar + G + 5), Occupancy and Owners.

Can a supervisor add a property?

No. A supervisor can view the properties assigned to them, but only a landlord or a master admin can create, edit or delete properties and their floors and units.

Troubleshooting

"Failed to create property"

Make sure every required field is filled in, including Pincode, then try again.

I deleted a property by mistake

Deleting a property permanently removes all its buildings, floors, units and leases, and it can't be undone. Contact support straight away.

A co-owner can't see the property

They need to be added as an owner. See Ownership and co-owners.
