The CA tax package — books, bank and filings for one year

Generate the CA tax package for a taxpayer profile and a financial year — rent invoiced beside rent received per bank, property tax, GST, income-tax payments, filings, an exception report and transaction-level schedules — as a preview, PDF, Excel or secure link.

Overview

The CA package is the one document to hand your chartered accountant before a return is prepared: everything Property360 holds for one taxpayer profile and one financial year, reconciled and labelled. It is the fourth tab of Income & Tax Reports (sidebar Operations → Income Tax → Income & Tax Reports → CA package) and is also one click away from any Export ▾ menu that has a single profile and year in context (CA package…).

The package has eight sections you can include or leave out:

  1. Rental income — invoiced vs received per bank — per tenant, property and lease: rent invoiced in the books (at this taxpayer's attributed share), rent collected per the Rent Ledger, rent received per bank (the credits confirmed in Bank Reconciliation), the difference, outstanding dues at year end, advance or excess received, partially paid months, deductions accepted and TDS.
  2. House property computation — net annual value, the 30% deduction, interest and income from house property as the filed return states them when a return is on file; otherwise the same ladder computed from the books and marked "computed — confirm with CA".
  3. Municipal tax & property payments — each property-tax payment, the share attributed to this taxpayer, the return's municipal tax and the matched bank debits.
  4. GST collected, payable and paid — GST on the invoices, the GST payment register month by month, challan debits matched in the bank and the differences.
  5. Income-tax payments — TDS, TCS, advance and self-assessment tax from the tax sources, TDS by deductor, the challans and the matched bank debits.
  6. Filings, refunds & supporting records — the filing details and refund statuses of the annual report.
  7. Exception report — unmatched and needs-review bank entries, invoices without a receipt, receipts without a bank credit, duplicate candidates, missing documents and statement gaps, figures computed rather than stated, and taxpayer-separation warnings (credits on a shared account that belong to no profile) — every row with what to do.
  8. Transaction-level schedules — bank credits matched to rent and invoices, bank debits matched to GST / property tax / income tax, unreconciled bank entries, bank credits by payer (every credit of the year from the imported statements, matched or not: who paid, how many credits, the total, how much is confirmed as rent and for which tenant, what is still unmatched — the check-list to go through with your CA before the matching is complete), the rent ledger and the invoices; every transaction line names the statement file and row it came from. The rental-income section also states how many tenants have rent received per bank and how many credits are not yet matched to a tenant; a link only rent match (a year the ledger does not cover) counts for its tenant.
Important:Bank deposits are not income. The sentence is printed on every page of the PDF and every sheet of the workbook. Bank figures show money movement as matched in Property360; taxable income is what the return states after the CA's review. A figure no source states reads Not available, never 0.

Before you start

  • The same people as the Income Tax pages: a landlord for their own profile, the HUF and family members they manage and the related profiles that authorised them; the CA they name; a master admin.
  • For the bank columns, import the year's statements and confirm the matches under Bank Reconciliation first. Without the module (or without statements) every "per bank" figure reads Not available and the package says so in its warnings.
  • For stated house-property figures, upload or fetch the filed return under Filings & Records; otherwise the computation is derived from the books and flagged.
  • A credit on an account shared by several taxpayers is counted for exactly one profile: the profile the account is linked to (Landlord Info → Banking), else the rent recipient of the lease the credit was matched to. Link shared accounts before generating.
  • Every generation is audited (INCOME_TAX_REPORT_GENERATED with kind CA_PACKAGE); a profile outside your access is refused and audited.

Steps

  1. Open Income & Tax Reports and click the CA package tab.
  2. Pick the Taxpayer and the Year (one financial year — the package never spans years). Use the Bank Reconciliation button in the filter bar to jump to the statements if the bank figures look thin.
  3. Under Package contents tick the sections to include. The badge on the panel shows how many exceptions the package found.
  4. Read the preview: the executive summary, each section, the schedules and the Read before relying on this report warnings.
  5. Click Export package ▾ → Download PDF or Download Excel (.xlsx), or Share… for an expiring, masked link (see Secure sharing). The Excel carries one sheet per section and one sheet per schedule, with numeric cells and SUM totals.
  6. Scroll down for the ITR draft panel — see The ITR draft.

Example

Kaveri's CA asks for FY 2025-26. She has imported the year's statements for the account her tenants pay into, confirmed the matches and uploaded the filed ITR-2. The package shows rent invoiced ₹13,50,000, ₹13,00,000 collected per the ledger and ₹13,00,000 received per bank; income from house property ₹9,15,600 stated by the return; GST payable and paid ₹2,43,000 with every challan matched; one exception — Ledger receipts without a confirmed bank credit: 1 — for a cash receipt she recorded in March. She exports the PDF and shares a link with the CA. Her HUF's package for the same year, built separately, carries only the two units the HUF receives rent on and the credits on the HUF's own account.

FAQs

Is the package a tax computation?

No. It reconciles records; the house-property ladder is taken from the filed return when one exists, and otherwise derived from the books with the label computed — confirm with CA on every such figure and in the exception report.

Why does "received per bank" differ from the Rent Ledger?

Cash receipts, receipts recorded against the wrong month, and credits not yet confirmed in Bank Reconciliation all create a difference. The exception report lists the receipts without a bank credit and the unmatched credits so the CA sees both sides.

Can I build it for an HUF or a family member?

Yes — pick the profile. Rent follows the attribution rules (lease recipient → linked deposit account → unit default → ownership share), the bank credits follow the account link, and GST (recorded per landlord account) is shown for the managing landlord with a note saying so.

Can I include just the exception report?

Yes. Tick only Exception report under Package contents; the schedules travel with the Transaction-level schedules section.

Troubleshooting

Every bank figure reads "Not available"

Either Bank Reconciliation is not available on this server or no statement covers the year for this taxpayer's accounts. The warnings at the top say which; import the statements and run matching.

"A CA package covers exactly one financial year"

The link or the Export menu passed several years. Pick one year in the filter bar.

The exception report lists "taxpayer-separation warnings"

Credits arrived on an account that is not linked to a profile, matched to leases with no named recipient. Link the account under Landlord Info → Edit Landlord → Banking or set Rent received by on the lease, then regenerate.
