Income & Tax Reports — annual report, PDF and Excel
Generate the comprehensive annual income tax report for a taxpayer profile and a year (or every year), preview it on screen, choose its sections and masking, and download it as a print-ready PDF or a structured Excel workbook from any Income Tax page.
Overview
Income & Tax Reports is the report centre of the Income Tax module. It turns everything Property360 holds for a taxpayer profile — the filed return, the AIS and Form 26AS, the 143(1) intimation, the portal refund status, the CA summary, manual entries and the rent, TDS and property-tax records attributed to that profile — into one annual tax report for a financial or assessment year, with every figure labelled by its source and whether it is verified. The same report is previewed on screen and downloaded as a PDF (print-ready, A4, page numbers, sources on the last page) or an Excel workbook (one sheet per section, numeric cells, filters, frozen headers).
The page has five tabs:
- Annual report — one taxpayer, one year (or All years for a multi-year report).
- Compare — two or more taxpayer profiles side by side over a period, never added together.
- Consolidated / household — individual summaries beside clearly labelled combined figures for the taxpayers you tick. See Consolidated household reports.
- CA package — one taxpayer, one year: rent invoiced beside rent received per bank (confirmed matches in Bank Reconciliation), property tax, GST, income-tax payments, filings, an exception report and transaction-level schedules, plus the ITR draft panel. See The CA tax package and The ITR draft.
- Shared links — the expiring links you created for a CA, lender or advisor, with their access log and a Revoke button. See Secure sharing.
You do not have to come to this page to export. Every Income Tax page carries the same Export ▾ menu — Download PDF, Download Excel (.xlsx), Preview & choose sections…, Share… (an expiring, masked link — see Secure sharing) and, whenever one profile and one year are in context, CA package… — for what that page is showing: the Dashboard (the selected profile and year; a trends or comparison report when several profiles are ticked), Income & Tax Trends (the trends or comparison in view), Filings & Records (the profile and assessment year, or every year), Income & Tax Reconciliation (the annual report with the reconciliation section emphasised) and the Annual tax report… action in a profile's row menu under Landlord Info → Taxpayer profiles.
What the annual report contains
The report opens with an executive summary — gross rental deposits in the books, gross rent / annual rental value on the return, income from house property, gross total income, total income after deductions, total tax liability, total tax paid or credited, the net payable or refundable position, refund claimed, issued and received, outstanding demand and the filing status — and then six sections you can include or leave out:
- Rental income & house property — rent banked and rent invoiced in the books, gross rent / annual rental value on the return, municipal tax, net annual value, the 30% standard deduction u/s 24(a), interest u/s 24(b), income from house property, rent reported in AIS, the property- and unit-wise rent attributed to this taxpayer (with how it was attributed — named on the lease, unit default or ownership share) and the reconciliation of rent on the return against rent invoiced. Bank deposits, rent accrued, annual value, net annual value and taxable income from house property are kept apart and labelled.
- Other income & deductions — salary, interest, dividend, capital gains, other income, gross total income, Chapter VI-A deductions and total income.
- Tax liability & payments — tax before credits, interest and fees, total liability, TDS, TCS, advance tax, self-assessment tax, total paid, payable or refundable, and the challans by source. A payment credited by two sources is counted once.
- Refunds & outstanding demands — refund claimed, determined, issued and received as four separate statuses, refund pending, adjustments against demands, outstanding demand and its status, and the refund history. A refund shown as due in a return is never treated as issued or credited; received comes only from Form 26AS, the 143(1) intimation or the portal's refund status.
- Tax filing details & supporting records — taxpayer name, type and masked PAN, FY and AY, ITR form, filing status, filing date, acknowledgement number, section, e-verification, the documents on file, whether AIS and 26AS are present, and for every key figure its source, retrieval date and verification status.
- Tax reconciliation — the open, resolved and ignored findings with their severity and detail.
Every figure carries its source badge (Filed ITR, Form 26AS, AIS, 143(1) intimation, Portal prefill, CA summary, Manual, Property360 books), whether it is verified (a filed return or intimation is on file for the year) and the date the source was imported. A figure Property360 derived (net annual value, tax before credits, a difference) is marked computed. A figure no source states reads Not available — it is never a zero and never filled from another figure, the books or a neighbouring year.
Before you start
- You need to be a landlord, a master admin or a CA named on the landlord. A landlord can report on their own profile, the HUFs and family members they manage and the profiles of related landlords who authorised them; a CA on the profiles of the landlords who named them. Tenants and supervisors cannot open the page or call the report endpoints.
- A report only has content for years with at least one source. Fetch under Connect & Fetch or upload the ITR JSON, AIS, 26AS or intimation under Filings & Records first.
- A report covers at most 12 taxpayers and 25 years; beyond that the page asks you to narrow the selection.
- Every generation, preview and download is recorded in History & Audit as INCOME_TAX_REPORT_GENERATED (who, which taxpayers, period, sections, format, masking). A request for a profile outside your access is refused and recorded as INCOME_TAX_REPORT_DENIED.
Steps
Generate an annual report
- Open Operations → Income Tax → Income & Tax Reports (or click Export ▾ on any Income Tax page).
- On Annual report, pick the Taxpayer — the picker lists every profile you may see with its type badge (Individual / HUF), the relationship of a family member and the masked PAN — and the Year. Switch the labels between FY and AY with the toggle; All years builds one report with a summary and sections per year.
- Tick the Sections to include (all six by default). The executive summary is always there.
- Leave Sensitive data on masked unless the report is for your own records: masked means the taxpayer's PAN and every tenant and deductor PAN read like ABCDE••••F and bank account numbers are never included. The taxpayer's own PAN is masked in every report.
- Click Generate. The report is previewed on screen exactly as the PDF and Excel will carry it: the summary tiles, each section as a table, the Read before relying on this report warnings (missing or partial years, stale sources, computed figures), Data completeness and Sources & verification.
- Click Download PDF or Download Excel (.xlsx). The button shows progress and stays disabled while the file is being prepared, so a second click never generates the same report twice; an error shows a Try again button.
Export from another page
- Click Export ▾ on the Dashboard, Income & Tax Trends, Filings & Records or Income & Tax Reconciliation.
- Choose Download PDF or Download Excel (.xlsx) for what the page is showing, or Preview & choose sections… to open the preview with a section picker and the masking toggle, then download from there.
- Items after the divider are the page's older exports — the five-sheet Income Tax workbook and the flat CSV on the Dashboard, the CSV on Income & Tax Trends.
Read the PDF and the workbook
- PDF — A4, a header with the title, taxpayer and period on every page, the executive summary box, zebra-striped tables, simple line charts for income, tax and refund when the report spans several years, and a footer Generated <date> by <user> · sources & verification on the last page · page X of Y. The last page lists every source with its import date and verification status.
- Excel — one worksheet per section: Executive Summary, Rental Income & Property Breakdown, Other Income & Deductions, Tax Liability & Payments, Refunds & Outstanding Demands, Tax Filing Details, Income & Tax Reconciliation, and for the multi-taxpayer reports Individual Taxpayer Breakdown, Comparative Analysis, Consolidated Household Summary and Supporting Transaction Details. Amounts are numeric cells in ₹ with a
#,##0format, dates are real dates, headers are frozen, every sheet has filters, totals are formulas, and a missing figure is an empty cell with a Status column saying "Not available" — never text in a number column.
Example
Meera Iyer's CA asks for her complete position for AY 2026-27 before a loan application. Meera opens Income & Tax Reports, picks her own profile and AY 2026-27, keeps all six sections and masking on, and clicks Generate. The preview shows gross rent of ₹18,30,000 on the return beside ₹18,30,000 banked in the books, income from house property of ₹12,81,000 after municipal tax and the 30% deduction, total income of ₹9,13,010, tax of ₹96,380 against ₹1,83,000 credited in Form 26AS, a refund of ₹86,620 claimed — with Refund issued and Refund received reading Not available because the intimation has not been uploaded yet — and one open reconciliation finding. She downloads the PDF and, rather than emailing it, creates a secure link for the CA with Share… in the Export menu. The next week she uploads the intimation under Filings & Records; regenerating the report fills in Refund issued ₹86,620 (143(1) intimation) while Refund received stays Not available until Form 26AS or the portal status confirms the credit.
FAQs
Why does the report say "Not available" where the Dashboard shows a figure?
The report and the Dashboard read the same merged figures, so this means the Dashboard figure comes from a source the report does not accept for that line — most often a refund the return shows as due while the report's Refund received line only accepts Form 26AS, the intimation or the portal status. Hover the Dashboard figure to see its source.
Can I include just the rental section?
Yes. Untick the other sections in Preview & choose sections… or on the Income & Tax Reports page. The executive summary is always included, and the sources page of the PDF always lists what the figures rest on.
Is the report a tax computation?
No. Property360 never computes tax. The report shows what the return, the intimation, the department's statements and your CA state, checks them against the books, and marks the few derived figures (net annual value, tax before credits, differences) as computed. For the step-by-step path from gross rent to total income, open How the income was computed.
Can I unmask the PAN?
Only for your own records: switch Sensitive data to shown in full in the preview or on the Income & Tax Reports page. A copy that leaves Property360 should stay masked — the secure-share link is always masked.
Can I ask the assistant for the report?
Yes. Landlords, their named CA and master admins can ask the Telegram or WhatsApp assistant "annual tax report for FY 2024-25" or "the HUF's tax report for AY 2025-26". The reply is the executive summary with every figure's source and verification, and ends with the Income & Tax Reports link where the PDF and Excel are downloaded — the assistant never sends the file itself. See The Telegram and WhatsApp assistant.
Troubleshooting
"Choose a taxpayer profile first" / "Choose a financial year"
The Export button is disabled until the page knows which profile and year to report on. Pick them in the filters above; on Filings & Records the year comes from the assessment-year picker.
"You do not have access to one of the taxpayer profiles in this link"
A pasted link names a profile outside your access. Pick one of your own profiles, or ask the landlord who manages the profile to authorise you. The refused request is in History & Audit.
The download fails or stops part-way
Click Try again — the report is generated afresh (nothing is stored between attempts). Very large selections can take a minute; narrow the years or sections if it keeps timing out. A request over 12 taxpayers or 25 years is refused with a plain message before anything is generated.
An amount in Excel is text, not a number
Amounts are always numeric cells. If a cell shows text, it is the Status column beside the amount (for example Not available or computed) — sort and sum on the amount column.
