Connect & Fetch from the e-Filing portal
Let Property360 read a taxpayer profile's (your own, or your HUF's) filed returns, AIS and refund status from the e-Filing portal with an Aadhaar OTP for that PAN, or its e-Filing password used once — opt-in per profile, nothing stored beyond the run, erasable at any time.
Overview
Connect & Fetch lets a landlord authorise Property360 to read a taxpayer profile's income tax e-Filing account — their own PAN, the PAN of a family member (a parent or spouse) whose tax they manage, or the PAN of an HUF they manage as karta — and bring in:
- the list of filed returns for every assessment year the portal holds;
- each year's ITR JSON, ITR PDF and ITR-V acknowledgement;
- the Annual Information Statement (AIS) for each financial year;
- the refund status for each return.
Authorisation is by Aadhaar OTP, sent to the mobile number linked to the Aadhaar registered for that PAN (for an HUF, the karta's Aadhaar as registered on the portal). Property360 never stores the e-Filing password; the OTP route does not use it at all, and the alternative password route (below) sends it once and discards it. The connection is read-only — nothing is filed, verified or changed on the portal — and everything fetched can be erased with one click.
Connecting is opt-in and per profile: your individual profile and your HUF are connected separately, each with its own consent, its own PAN and its own fetch history, and what is fetched for one never mixes with the other. A landlord who prefers not to connect can upload the same documents by hand in Filings & Records.
Before you start
- A master admin must set the provider in Administration → Settings → Income Tax to Demo (sample data, for trying the screens) or Sandbox (the live service). With Off, this page explains why fetching is unavailable.
- The profile's PAN must be on file — for your own profile in Master Data → Landlord Info, for an HUF on its row under Landlord Info → Taxpayer profiles (see Taxpayer profiles and HUFs). The date of birth (or the HUF's date of formation) opens AIS files.
- The OTP must be receivable on the mobile number registered with Aadhaar for that PAN.
- You must be the landlord, a master admin or the landlord's named CA. A landlord may fetch for the profiles of related landlords too, but only the landlord who manages a profile (the karta for an HUF; the family member who looks after a parent's or spouse's tax) — or a master admin — can give its consent, use its password or erase it. A CA may start a fetch, but the landlord must share the OTP.
- For a family member's profile the OTP goes to the mobile registered for their Aadhaar and the password is their e-Filing password: you enter it on their behalf, with their consent (the consent text says so), and it is never stored. See Taxpayer profiles and HUFs → Family members.
- Read the consent text on the page. It states what will be fetched, who can see it and for how long it is kept. It is accepted once per profile; the acceptance is audited.
Steps
Connect and fetch
- Open Operations → Income Tax → Connect & Fetch and choose the Taxpayer — the picker shows each profile's type badge (Individual / HUF), the relationship for a family member (father of Arjun Kumar) and the masked PAN, and opens on your own individual profile. For an HUF, a note confirms its legal name, PAN and karta; for a family member it reads Managed by Arjun Kumar, father and reminds you that the OTP and password are theirs.
- Read the consent panel and tick I authorise Property360 to read my e-Filing data (for an HUF: As karta of … I authorise …; for a family member: With the consent of … (my father), I authorise Property360 to read their e-Filing data on their behalf).
- Click Send Aadhaar OTP. The profile's PAN is shown so you can confirm it is the right account — an HUF is fetched with the HUF's PAN, never the karta's.
- Enter the OTP and click Verify & fetch. Use Resend OTP if it doesn't arrive within a couple of minutes.
- Choose what to fetch: All years on the portal or specific assessment years, and whether to include AIS and refund status. The page states how many portal requests the fetch will make.
- Click Fetch. Progress is shown per item (returns list, each year's ITR, AIS, portal prefill, refund status). You can leave the page; the fetch continues and the result appears under Fetch history.
- When the fetch finishes, open the Income Tax Dashboard or Income & Tax Reconciliation — the re-check runs automatically on new data.
Using your e-Filing password instead
Aadhaar OTP is the recommended route. If the OTP does not arrive or the portal keeps answering that the request is not authenticated, a landlord can log in for one fetch with their own e-Filing password:
- Under the Fetch button, click Use e-Filing password instead. The link is shown only to the landlord who manages the profile (the karta, for an HUF) and to a master admin — a CA never sees it, and the server refuses a CA, because a CA must not enter a taxpayer's password.
- Enter the e-Filing password for the PAN shown (the HUF's own e-Filing login for an HUF), choose All years on the portal or one year, and click Log in & fetch.
- The password is sent to the portal once, in that request, and discarded. The fetch then runs exactly as after an OTP, step by step, and appears under Fetch history marked e-Filing password (OTP fetches are marked Aadhaar OTP).
If the portal refuses the password, nothing is fetched or stored. Check the password on the e-Filing site — after five wrong attempts the portal locks the account for a while.
Read the "Last fetched" panel
The panel at the top shows, per landlord and per item, when it was last fetched, by whom and with what result:
- Green — fetched within the last 30 days.
- Amber — older than 30 days (a new intimation or refund may have arrived since).
- Red — the last fetch failed, or nothing has been fetched yet.
Filed returns do not change, so an assessment year that already has its ITR is not fetched again unless you choose Fetch again.
Search TAN (deductor names)
Check portal connection (Administration → Settings → Income Tax) probes one more row, Search TAN (deductor name) — the portal's public TAN lookup (/itd/portal/public/tans/{tan}, platform key only, with a consent flag and a stated reason; no OTP, no taxpayer session). When it is Available, the Deductors panel on the same settings page can look a TAN up on the portal and the name is remembered (confidence 95; a hand-typed name still wins). When it is Not enabled on this plan — the case on the current Sandbox plan — the lookup button is disabled with that message, and names come from the prefill / 26AS / AIS lines, your tenant records and hand naming instead. See Filings & Records → Deductor names. This row never affects whether a fetch can run.
Disconnect & erase
- With the profile chosen, click Disconnect & erase.
- Confirm. Property360 deletes every fetched return, AIS, refund status and the fetch history for that profile only — erasing the HUF leaves the karta's individual records untouched, and the other way round — and ends the portal session.
- Documents you uploaded by hand and CA summaries are kept — only fetched data is erased. A single audit entry records who erased what and when.
Example
A. Sharma owns Sunrise Towers and asks her CA to prepare for the AY 2026-27 filing. The CA opens Connect & Fetch for A. Sharma and clicks Send Aadhaar OTP; A. Sharma shares the six-digit code from her phone. The CA fetches All years with AIS. Four returns (AY 2023-24 to AY 2026-27), four AIS files and the refund status arrive in a few minutes. The dashboard now shows each year from the filed ITR, and Income & Tax Reconciliation raises one finding: a tenant reported ₹2,40,000 rent in AIS but Property360 invoiced ₹2,52,000 to them for A. Sharma's share.
FAQs
Is my e-Filing password ever used?
Only if you choose Use e-Filing password instead. The default Aadhaar OTP flow does not involve the password at all. Property360 cannot log in to the portal on its own — every fetch needs a fresh OTP, or the password typed in again, from the landlord.
Is my password stored?
No. When you use the password route it is sent to the portal once, in the request that logs you in, and then discarded. It is never saved, never written to a log or the audit trail, and never shown in an error message. Only the fact that a fetch used the password route is recorded.
How long does a session last?
Only for the fetch you authorised. The session token is held for that run and discarded; a later fetch needs a new OTP.
Can a CA connect on my behalf?
A CA named on your profile can open the page and start the fetch, but the OTP goes to your Aadhaar-linked mobile, so you remain in control each time. A CA can never use the password route, and cannot give consent or erase.
How do I fetch my HUF's returns?
Add the HUF with its PAN under Landlord Info → Taxpayer profiles, then pick it in the Taxpayer picker here. Give consent as its karta and send the OTP — it is requested for the HUF's PAN, and the returns, AIS and findings that come back are filed under the HUF's profile, never under yours.
What does Demo mode fetch?
Invented sample data, so you can try the dashboard and reconciliation without a real account. It is clearly labelled Demo on every screen and must not be used for a real landlord's records.
Does Property360 keep the AIS password?
No. An AIS file is protected by a password (your PAN in capitals followed by your date of birth as DDMMYYYY). Property360 opens it with the PAN and date of birth on your profile, or asks you once, and never stores the password.
Troubleshooting
"Income tax portal access is switched off"
The provider is Off. A master admin can set it to Demo or Sandbox in Administration → Settings → Income Tax.
"Could not send the OTP"
Check that the PAN on the landlord's profile is correct and that Aadhaar is linked to it on the e-Filing portal. If the portal is busy, wait a few minutes and try again.
"OTP expired" or "OTP invalid"
OTPs are valid for a short time. Click Resend OTP and enter the newest code.
"Request is not authenticated" on the OTP, or "The e-Filing portal did not accept the PAN and password"
The portal did not accept the login. For the OTP route, request a fresh OTP; if it keeps failing, use Use e-Filing password instead. For the password route, check the password on the e-Filing site — after five wrong attempts the portal locks the account for a while, so wait before trying again.
Both the OTP and the password fail, or "The portal accepted the password but returned no session"
When both routes fail for one profile, the PAN on the profile is the usual cause — the portal has no account under a mistyped PAN, so it can neither send an OTP nor open a session. Open Landlord Info, edit the landlord (or the HUF's taxpayer profile) and check the PAN against the PAN card: ten characters, and the fourth is P for an individual, H for an HUF. Correcting the PAN on the landlord updates their Individual taxpayer profile at once. If the PAN is right and only the password route fails this way, the account has e-Filing Vault "higher security" on — use the OTP, or allow password login under Secure Access → e-Filing Vault on the portal.
The returns step says "Not enabled on this Sandbox plan"
Some service plans allow the login but not the filed-returns and AIS routes. The fetch does not stop: it marks those steps as skipped and reads the portal prefill for each year in scope instead — the TDS credited by each tenant and bank, TCS, advance and self-assessment challans, and the rent and tenants the department already holds for your properties. These appear on the dashboard labelled Portal prefill, and reconciliation checks them against the books. The filed return itself is not available on such a plan, so download the ITR JSON from the portal and upload it in Filings & Records; once it is there the return's figures take precedence over the prefill.
A year is listed on the portal but its ITR did not download
The portal sometimes serves the JSON for recent years only. Download the ITR JSON from the portal yourself (e-File → Income Tax Returns → View Filed Returns → Download JSON) and upload it in Filings & Records.
The fetch shows "Rate limited"
The portal allowed fewer requests than the fetch needed. The items that did not complete are listed; fetch them again later.
