Income & Tax Reconciliation
Check a taxpayer profile's filed return, AIS and Form 26AS against each other and against the Property360 rent, TDS and property-tax records attributed to that profile, and resolve or ignore each difference with a note.
Overview
Income & Tax Reconciliation compares what was filed and reported for a taxpayer profile's assessment year — an individual landlord's, or an HUF's — with what Property360 knows from its own records attributed to that profile. Findings are kept per profile: the karta's and the HUF's findings for the same year never collide, and a document filed under the wrong PAN is itself a finding. Each difference becomes a finding with a severity, a plain-language explanation, the two figures and the gap. You decide what to do with it: Resolve it with a note once it is explained or corrected, or Ignore it when the difference is expected. Both are audited, and a finding that disappears on a later check closes itself.
The checks run on data already fetched or uploaded. Re-check without fetching repeats them without contacting the portal.
Before you start
- At least one of these must exist for the profile and year: a filed ITR, an AIS, a Form 26AS, an intimation or a CA summary. Property360 books (rent invoices, the rent ledger and property-tax payments) are always available.
- Books figures are what is attributed to the profile: the rent of leases and units that name it as Rent received by, plus its ownership share of everything else (see Taxpayer profiles and HUFs). Make sure ownership percentages and the rent-recipient settings are correct.
- Landlords, master admins and the landlord's named CA can review, resolve and ignore findings.
Steps
- Open Operations → Income Tax → Income & Tax Reconciliation.
- Choose the Taxpayer (one or several profiles — each keeps its own findings) and the Assessment year. The status chips show which sources are present and when each was last read.
- Click Re-check without fetching if you have uploaded a document or changed records since the last check.
- Read the tiles: Open findings, High severity, Resolved, Ignored and Sources missing. Click a tile to filter the list.
- In the Findings list, open a finding to see what was compared, each figure with its source, the difference, and links to the records behind it (the tenant, the invoice months, the challan or the document).
- Click Resolve when the difference is explained or corrected, or Ignore when it is expected. Both ask for a note.
- Use Group by (Type, Severity, Status) and the Export ▾ menu: Download PDF or Download Excel (.xlsx) generates the annual tax report for the selected profile and year with the Tax reconciliation section emphasised — every finding with its severity, status, the figures compared and the note, beside the figures they concern — and Preview & choose sections… shows it first. See Income & Tax Reports.
What is checked
| Check | Compares | Typical reason for a difference |
|---|---|---|
| Rent in the return vs invoices | Gross rent from house property in the ITR against the landlord's share of invoices in Property360 | A month was not invoiced; a lease was renewed mid-year; the return used receipts, not invoices |
| Rent reported by tenants vs invoices | Rent each tenant reported in AIS (when deducting TDS) against invoices to that tenant | The tenant reported on payment dates, not invoice months; a tenant under the TDS threshold reported nothing |
| Rent in the return vs AIS | The ITR figure against the AIS total | A tenant's report is missing or duplicated |
| TDS credited vs TDS deducted | TDS in Form 26AS / AIS by deductor against the TDS each tenant deducted in the rent ledger | A tenant deducted TDS but never deposited it, or deposited it under another PAN |
| TDS missing for a tenant | A tenant who deducted TDS in the rent ledger but does not appear in Form 26AS at all | The tenant has not filed their TDS return |
| Municipal tax claimed vs property tax paid | Municipal tax in the ITR against property-tax payments recorded in Property360 | The payment was recorded in another financial year; a co-owner paid it |
| Challans vs the return | Advance and self-assessment challans in Form 26AS / AIS against those in the ITR, and against challans recorded in Property360 | A challan was paid after filing; a challan was recorded against the wrong year |
| Refund claimed vs issued | The refund in the ITR against the refund status / intimation | Adjusted against a demand; still being processed |
| CA summary vs filed figures | The CA's summary against the filed ITR, line by line | The return was revised after the summary |
| Outstanding demand | A demand entered from an intimation that is still unpaid | Needs action on the portal |
| Missing source | A year with a return but no AIS or Form 26AS (or the other way round) | Not fetched or uploaded yet |
| Document PAN differs from the profile's | A source whose PAN is not this profile's PAN | The karta's return was imported under the HUF's profile, or the other way round — delete it here and import it under the right profile |
TDS and rent lines from Form 26AS / AIS are matched to a tenant by the TAN recorded on the tenant (Tenant Info → Tax & Legal) first, then by PAN, then by name, and each finding states which was used ("matched by TAN") — so record the TAN from the tenant's Form 16A for a certain match.
Example
For R. Iyer's AY 2026-27, the TDS credited vs TDS deducted check shows Form 26AS credits of ₹1,44,000 while the rent ledger records ₹1,62,000 deducted by Acme Retail Pvt Ltd. The finding names the tenant, the gap of ₹18,000 and the months concerned. R. Iyer asks the tenant, who deposits the missing TDS in the next quarter. After the next fetch, Form 26AS shows the full amount and the finding closes itself.
FAQs
What do the severities mean?
High — money is at stake or the return looks wrong (rent under-declared, TDS deducted but not credited, an outstanding demand). Medium — a difference that usually has a benign explanation (municipal tax timing, AIS reported on cash basis). Low and Info — small gaps within the tolerance, or a source that is simply missing.
Why is a finding shown for every year, not just the latest?
Every assessment year with data is checked, because a late TDS deposit or a revised return changes an earlier year. Filter by Assessment year to see one.
Does resolving a finding change the return or the records?
No. A resolution records your note and who made it. If the records in Property360 were wrong, correct them (the invoice, the ledger entry, the property-tax payment) and click Re-check without fetching.
Who can see the notes?
The landlord, their named CA and master admins. Notes are part of the audit trail, and they travel with the Tax reconciliation section of the annual tax report (see Income & Tax Reports).
Where do the "=" checks in How the income was computed come from?
From the same tolerance rules. The computation ladder on the Dashboard and Filings & Imports checks each step of the return against its own arithmetic and against the books (rent invoiced, property tax paid, the tenants' TDS); a warning there links to the matching finding here. See How the income was computed.
Troubleshooting
Every check says "No books for this year"
Property360 has nothing attributed to that profile in that financial year. For an individual, check that the landlord is an owner on the properties and that the year was invoiced; for an HUF, check that it is named as Rent received by on the unit or the lease — otherwise its rent sits on the owners' individual profiles.
A tenant appears twice in the TDS check
The tenant's PAN or TAN on their profile does not match the one in Form 26AS, so the deductor could not be matched. Correct it in Tenant Info and re-check.
The rent finding is off by exactly one month
The return or the AIS was prepared on a receipts basis, so the first or last month falls in a different financial year. Resolve it with a note saying so.
"Re-check without fetching" is disabled
No source exists for the year yet. Fetch or upload one first.
