Property tax
Record property tax by property, PTIN and financial year, import dues from a GHMC page, and review payments and missing PTINs in reports.
Overview
Property Tax Payments tracks property tax by Property → PTIN → Financial Year. Each record holds the tax amount, interest, due date, status (Pending, Partially Paid, Paid or Overdue), payment details, who paid and the receipts. Two reports go with it:
- Property Tax Payment Report: tax by property, PTIN and year, paid against pending, interest paid and overdue taxes.
- PTIN & Door Number Register: every unit with its PTIN and door number, type, occupancy and tenant. Units without a PTIN are flagged as missing.
Before you start
- PTINs are chosen from the property's floors and units, so add them there first in Property Info.
- Landlords and master admins can record, edit and delete tax records.
- Keep the challan or bank receipt to attach.
Steps
- Open Payments → Property Tax Payments.
- Click Record Tax Payment.
- Choose the Property, then the PTIN (Floor / Unit).
- Choose the Financial Year, and enter the Tax Amount (₹) and any Interest (₹). The Total (incl. interest) is calculated for you.

- Under Payment Receipts, attach the challan, bank receipt or screenshot (image or PDF). Then save.
- Use the filters (property, year, Status, Paid By) and the search box (PTIN, reference, unit). The year filter defaults to Latest (per property).
- Click Export CSV to download the list.
- For analysis, open Reports & Analytics and choose Property Tax Payment or PTIN & Door Number Register.
Import from GHMC
GHMC requires an OTP, so its page cannot be read automatically. Property360 offers a quicker way instead:
- Click Import from GHMC.
- On the GHMC online payments site, look up your PTIN.
- Copy the whole Property Tax Payment page and paste it into Paste the GHMC page text, or upload a screenshot or PDF.
- Click Read GHMC page. Property360 reads the PTIN, owner, door number, annual, arrear and current tax, total to pay and status.
- Check the values, choose the Property and click Create tax record.
Example
For FY 2026-27, Lakeview Plaza's ground-floor PTIN has tax of ₹48,000 and interest of ₹1,200. A. Sharma pays online and records it with the transaction number, sets Paid By to A. Sharma, attaches the receipt and marks it Paid. The Property Tax Payment Report then shows the property as paid for that year, with ₹1,200 interest paid.
FAQs
Why record who paid?
Paid By feeds Expense Reconciliation, which shares property tax between co-owners by ownership percentage and works out who owes whom.
Can one property have several PTINs?
Yes. Each floor or unit can carry its own PTIN, and each PTIN has its own record per financial year.
How do I find units without a PTIN?
Open the PTIN & Door Number Register report. Its Missing PTIN tile shows how many units have none.
Troubleshooting
"No PTINs on this property"
Add the PTIN to the relevant floors or units in Property Info, then try again.
A record shows Overdue
Its due date has passed and it isn't fully paid. Record the payment, or update the status if it was already paid.
