How the income was computed
Follow the path from the gross rent on the return to the total income and the payable or refundable position, step by step — each amount with where it came from, the rule behind it, and a check against the filed return and the Property360 books.
Overview
The question this panel answers is the one every landlord asks when they see the return: gross rent on Schedule HP is ₹18,30,000 but the total income is ₹9,13,010 — which deductions and adjustments explain the difference?
How the income was computed is a vertical ledger for one taxpayer profile and one assessment year, on the Income Tax Dashboard (for the latest year with sources) and under each year on Filings & Records. It lists every step from the gross rent received to the final position:
- gross rent → − municipal taxes (s.23) → = net annual value
- − 30% standard deduction (s.24(a)) → − interest on borrowed capital (s.24(b)) → ± arrears or unrealised rent (s.25A) → = income from house property
- + salary, other sources, capital gains, business → − losses set off → = gross total income
- − Chapter VI-A (80C, 80D, 80G … listed per section when the return carries the split) → ± rounding (s.288A) → = total income
- tax on total income − rebate u/s 87A + surcharge + cess − relief → = net tax liability → + interest u/s 234A/B/C and fee u/s 234F → = total liability
- − TDS − TCS − advance tax − self-assessment tax → = payable or (refundable)
Every row shows the amount, its origin badge — Filed ITR (as stated on the return), Computed (derived here by the rule), Property360 books, AIS, Form 26AS, 143(1) intimation, CA summary, Manual, Portal prefill or Not available — the section of the Income-tax Act it rests on, a one-line explanation, and where there is more detail an expander: the per-property ladder (address, let-out status, co-owner share, each tenant's gross rent and TDS), the per-section Chapter VI-A split, the 234A/B/C/F split.
The rules the panel never bends:
- The filed return is read first and never recalculated. A figure the return states is shown as stated, with the Filed ITR badge. Only a step the return does not state is derived from its neighbours by the rule and marked Computed — for example net annual value = income from house property + the 30% deduction + interest. What cannot be derived is Not available with no amount, never a zero.
- Every "=" row carries a reconciliation of the ladder's own arithmetic against the figure the return states: a tick when they match within ₹10 (the s.288A / 288B rounding), a warning with the difference otherwise.
- Cross-source checks sit on the rows they belong to: gross rent against the rent invoiced in the Property360 books and against AIS and Form 26AS, municipal tax against the property tax paid, TDS against the tenants' deductions — each within the reconciliation tolerance (₹100 or 1%) and never silently absorbed. A warning links to Income & Tax Reconciliation.
- Without a filed return the ladder is built from the next source in precedence — the intimation, the CA summary, a manual entry — and the basis badge says so (Computed (no filed return imported)). Nothing is invented from the books.
Before you start
- You need to be the landlord, a master admin or the landlord's named CA, and the profile needs at least one source for the year. The ladder is fullest with the ITR JSON imported — see Filings & Records — because the per-section detail (VI-A split, 234A/B/C, rebate, surcharge, cess, losses) is read from the return itself.
- The panel is collapsed by default behind a one-line headline such as ₹18,30,000 gross rent → ₹9,13,010 total income · 6 adjustments · all checks match. Expand it for the steps.
Steps
- Open Operations → Income Tax → Income Tax Dashboard (the latest year with sources) or Operations → Income Tax → Filings & Records and pick the taxpayer and assessment year. A link ending in
#computationopens the panel directly. - Read the headline: the gross rent, the total income, how many non-zero adjustments lie between them and how many checks need review. The basis badge says whether the ladder comes From the filed return, is Filed return + computed steps or Computed (no filed return imported).
- Expand the panel. Switch between compact (the main steps) and full (every step, including zero and informational rows).
- Expand a step for its detail — the properties under house property, the sections under Chapter VI-A, the interest and fee split — and hover the origin badge to see the exact source line and import date. A document icon opens the source file.
- Read the Reconciliation column: a tick means the ladder's arithmetic matches the return; a warning shows the delta and links to the finding in Income & Tax Reconciliation or to the Property360 record (the tenant, the invoice months, the property-tax payment) behind it.
- Copy the whole ladder as plain text for an email to your CA, or export it with the annual tax report — PDF and Excel carry the rental income, other income & deductions and tax liability & payments sections of Income & Tax Reports.
Example
Meera Iyer's ITR-2 for AY 2026-27 shows gross rent of ₹18,30,000. The ladder reads: municipal taxes ₹60,000 (Filed ITR, s.23) → net annual value ₹17,70,000 (Filed ITR) → 30% ₹5,31,000 (Filed ITR, s.24(a)) → interest ₹1,20,000 (Filed ITR, s.24(b)) → income from house property ₹10,19,000 ✓ matches the return → other sources ₹44,010 → gross total income ₹10,63,010 ✓ → Chapter VI-A ₹1,50,000 (80C ₹1,50,000 per the return) → total income ₹9,13,010 ✓ → tax ₹96,380 → TDS ₹1,83,000 (Form 26AS, matching the tenants' deductions in the books) → refundable ₹86,620. One check carries a warning: the books show ₹18,40,000 invoiced against ₹18,30,000 on the return, a ₹10,000 gap above the tolerance, linked to the open finding in Income & Tax Reconciliation.
FAQs
Does Property360 compute my tax?
No. The ladder shows what the return states and derives only the intermediate steps the return leaves out, by the rule, checking each against the return's own totals. It is a reading of the return, not a computation of liability.
Why is a step "Not available"?
Neither the return nor any other source states it and it cannot be derived from its neighbours — for instance interest u/s 24(b) when the return omits Schedule HP detail. Import the ITR JSON for the year; the per-section detail comes from the return file itself.
Why do the ladder and the Dashboard tile differ?
They should not for a figure the return states. A difference means the Dashboard figure comes from a different source (a CA summary, say) than the ladder's basis; hover both badges. The reconciliation finding, if any, is in Income & Tax Reconciliation.
Can I see the HUF's computation?
Yes — pick the HUF (or a family member) in the taxpayer picker. Each profile has its own ladder from its own return; nothing is combined across PANs.
Troubleshooting
"No income computation available for this year — import the ITR JSON"
No source for the year carries income figures. Fetch under Connect & Fetch or upload the ITR JSON (or XML for older years) under Filings & Records.
Every "=" row shows a warning
The source is a CA summary or manual entry whose intermediate figures were rounded or stated differently from the ladder's arithmetic. Import the filed return; the ladder then reads the return first and the warnings clear.
"Could not load the computation"
Click Retry. If it persists, the profile or year is outside your access — check the taxpayer picker — or the return file could not be re-read; re-upload it under Filings & Records.
