Create a lease
Create a lease by assigning a tenant to units, then record its term, bank and cash rent, deposit, GST, TDS, CAM and escalation plan.
Overview
In Property360 a lease is the agreement between a tenant and the owners. The lease holds the rent, the deposit, the term and the escalation plan, and these are entered once per lease. The units are simply where the tenant sits.
A lease is created by assigning a tenant to one or more units. You then fill in its terms on the Lease Info tab, which has five sub-tabs: Overview, Term & Renewal, Rent & Deposit, Tax & Escalation and History.
Before you start
- The tenant must exist. See Add and onboard a tenant.
- The units must be vacant and leasable.
- Have the signed agreement ready. You can upload it, and AI can read the terms from it.
Steps
- Open Lease Dashboard and click the tenant's edit button to open Edit Tenant & Lease.
- On Property Assignment, choose the Property, tick the unit(s), set Lease Start and Lease End, then click Assign Unit and confirm.
- You land on Lease Info → Rent & Deposit. Enter Account Rent (paid by bank) and Cash Rent. Monthly Rent (auto) is their total.
- Check Leased Area (sq.ft). It defaults from the unit, but you can change it to the chargeable or carpet area in the agreement. Rent / sq.ft is worked out for you.
- Under Rent Deposit Accounts, choose which bank account each owner wants this rent paid into.
- Enter the Security Deposit Amount, Date Received and Deposit Reference / Source. You can also paste the bank's credit SMS into Capture from bank message to fill these in.
- If the tenant pays CAM, tick This tenant pays CAM and enter the CAM Rate (₹/sq.ft) or Monthly CAM (₹), the CAM Start Date and the online/cash split. If they don't, note the reason.
- On Term & Renewal, add the Lock-in Period (months), Notice Period (months), Renewal Terms and any Rent-Free Period.
- On Tax & Escalation, enter GST % and TDS %, then the escalation plan: Escalation %, Escalation Interval (Months) and Escalation Date.
- Click Save Lease. Check the Overview sub-tab for a summary of everything you entered.
