Material price trends

Record the unit rates you pay for cement, steel, sand and other materials at each construction stage, and compare prices over time and across projects.

Updated 16 Oct 2026

Overview

Material Price Trends keeps a record of the unit rate you paid for each construction material, such as cement, steel, sand, aggregate, bricks, tiles and paint. Rates are recorded per project and per construction stage (for example Foundation, Slab 1, Slab 2). Once a material has two or more entries, Property360 shows how its price has moved:

  • the current rate against the previous one, with the change in ₹ and %
  • the lowest, highest, average and quantity-weighted average rates
  • the change since the first entry
  • a rate-over-time chart with the step at each stage
  • a comparison across projects

This page is not an expense ledger. Recording a rate does not create an expense. The total (quantity × rate) is shown for context only.

Before you start

  • At least one construction project must exist. Create one in Construction expenses.
  • Decide on one unit of measure per material and use it every time, for example cement per bag. Rates are only compared like for like.

Steps

  1. Open Construction → Material Price Trends.
  2. Click Record rate.
  3. Choose the Project and enter the Construction stage. Your project's milestones are suggested as stages.
  4. Enter the Material (for example Cement) and the Unit of measure (for example bag, MT or m³).
  5. Enter the Rate per unit (₹). Optionally add the Quantity.
  6. Set the Purchase / usage date and, optionally, the Vendor / supplier and Notes.
  7. Click Record rate to save. Repeat at each stage as you buy.
  8. Switch between Trends and Entries to see the analysis or the full list.
  9. Filter by Material, Project, From and To dates. Click Export to download the entries as a CSV file.
Tip:Spellings of units are normalised, but "bag" and "MT" are different units. Rates in different units are kept as separate trends.

Example

On the Sunrise Towers project, cement cost ₹380 per bag at Foundation, ₹395 at Slab 1 and ₹410 at Slab 2. The cement (per bag) card shows a current rate of ₹410, up ₹15 (3.8%) on the previous rate and up 7.9% since the first entry. The quantity-weighted average reflects the larger purchase at Slab 1.

FAQs

Why doesn't a trend appear for my material?

A trend needs at least two entries for the same material and unit. Record a second rate to see it.

Can I compare two projects?

Yes. When a material is recorded on more than one project, the Across projects view compares their rates.

Can I edit or delete an entry?

Yes. Use Edit or Delete on an entry in the Entries view. A deleted rate drops out of the trend.

Troubleshooting

The Record rate button is disabled

No construction project exists yet. Create one first in Construction Expenses.

The same material appears twice

The two entries use different units (for example bag and MT). Pick one unit and edit the other entries to match where it makes sense.

Totals don't match my expense ledger

That is expected. This page records rates, not payments. Record actual payments in Construction expenses.
