Notifications
See in-app alerts in the bell, mark them read, and control the lease renewal and rent-escalation reminders you receive.
Overview
Property360 tells you when something needs your attention. In-app notifications appear under the bell in the header. They cover things like lease renewals or rent escalations waiting for your update, tasks assigned to you or falling due, and electricity bills that are due. Lease reminders can also arrive by email and Telegram.
Before you start
- Everyone can see their own notifications.
- Landlords can turn their own lease reminders on or off. Only a master admin can change the organisation-wide reminder rules.
Steps
Read your notifications
- Look at the bell in the header. A red badge shows how many notifications are unread (up to 9+).
- Click the bell to open Notifications. Unread items are highlighted in blue with a dot.
- Click a notification to mark it as read.
- Click Mark all read to clear every unread item at once.
Turn your lease reminders on or off
- Open Administration → Settings and choose the Notifications tab.
- Under Master control, switch My reminders on or off. When it is on, you receive (and are copied on) reminders for the properties you own.
Master admins: set the reminder rules
On the same Notifications tab, master admins can set:
| Setting | What it does |
|---|---|
| Reminders enabled (organization-wide) | When off, nothing is sent for anyone. |
| Tenant notice timing | How many days before a Lease renewal or a Rent escalation the tenant is notified (7 days by default). |
| Combine same-day events | Sends one email when a renewal and an escalation fall on the same date. |
| Send late notices | Still sends a missed notice before the due date. |
| Recipients | CC landlords on tenant notices, plus any Also CC addresses. |
| Landlord follow-ups | Remind every N days, and an optional Maximum reminders (0 means until resolved). |
| Channels & delivery | Email, Telegram, In-app, and how many delivery attempts to make. |
| Testing | Test mode, and a Dry run for any "as of" date to preview what would go out. |
Click Save settings when you are done.
Example
A lease at Lakeview Plaza for Bluebird Cafe is due for a 5% escalation on 1 March. On 22 February the tenant gets a notice by email, with R. Iyer copied. Bluebird Cafe has no email address on file, so R. Iyer also gets an action needed alert in the bell and by email. The alerts repeat every few days until he adds the email or applies the escalation, and then they stop.
FAQs
Why do reminders keep coming?
Landlord follow-ups repeat until the lease is updated, for example when you record the renewal, apply the escalation or add the tenant's email. Then they stop on their own.
Does clicking a notification take me to the record?
Clicking marks it as read. To act on a lease reminder, open Lease Tracker & Alerts, which lists every renewal and escalation that is due.
Will a tenant get the same notice twice?
No. Each notice is sent once per lease date, even if the reminder run happens more than once.
Troubleshooting
I'm not getting lease reminders
Check that My reminders is on. If you see "Reminders are currently switched off organization-wide by an administrator", ask your master admin to turn them on.
The bell count doesn't go down
Click each notification, or use Mark all read.
Telegram reminders don't arrive
Your Telegram account needs to be linked to Property360. Ask your administrator to link it.
