Settings and tax settings
Set your CGST and SGST rates, timezone and monthly automatic jobs, plus lease reminders, rent and construction defaults.
Overview
Settings (under Administration) is split into five tabs:
| Tab | What it controls |
|---|---|
| General | GST rates, timezone and the monthly automatic jobs |
| Notifications | Lease renewal and rent-escalation reminders: timing, recipients, channels and test mode |
| Onboarding Follow-up | Reminders to people who signed up but never finished setting up |
| Rent Autopilot | Default payment mode and per-owner bank account used when recording rent |
| Construction Autopilot | Default payment method and bank used when logging construction expenses |
The General tab is the same screen as Tax Settings.
Before you start
- Landlords and master admins can open Settings.
- Your GST rates and schedules are your own. They apply to the properties you own.
Steps
Set your GST rates
- Open Administration → Settings → General.
- Under Tax Rates, enter CGST % and SGST %. The Total GST applied to taxable rent updates as you type.
- Click Save Settings.
Schedule the monthly jobs
- Under Automated Communications, choose your Timezone.
- For each job (GST Invoice Emails, Rent Ledger Auto-Create, Rent Reminders and Payment Reminders), tick Enabled. Then pick the Day of month and decide whether to use Email delivery.
- Click Save Settings.
All jobs due on a given day run together in the early-morning daily run. GST invoices run first, then the month's rent rows are created. The Time field is a guide only.
Lease reminders and defaults
- On Notifications, set how many days before a renewal or escalation the tenant is told, whether to copy landlords, how often landlords are followed up, and the channels to use (Email, Telegram, In-app). Use Test mode to send everything to a test inbox first.
- On Rent Autopilot, enter each owner's usual Deposited to Bank / Account and the Payment mode for each property.
- On Construction Autopilot, set the Default payment method and Default bank / account, then click Save defaults.
Example
A. Sharma's properties are billed at 9% CGST plus 9% SGST. She sets both rates and saves, which gives 18% in total. She enables GST Invoice Emails on day 1, so invoices go out on the 1st of every month. On Rent Autopilot she enters "Current A/c ··1234" as her account for Sunrise Towers, so rent recorded for her there is filled in with that account.
FAQs
What can only a master admin change here?
The GST Invoices section on the General tab. It has the Test mode switch, which sends every invoice email to the admin's own address instead of tenants, and Run GST Send Now. Organisation-wide reminder switches are also master admin only.
Does changing the rate re-price old invoices?
No. Existing invoices are never changed.
Are Rent Reminders and Payment Reminders sending today?
Their schedules are saved here. The reminder senders themselves are still being connected, as noted on the screen.
Troubleshooting
Invoices went out with the wrong GST rate
Check the rate on the lease itself. A rate entered by hand on a lease always wins. Correct the lease. Invoices generated after that use the corrected rate.
The monthly invoices didn't go out
Check that GST Invoice Emails is Enabled, that the Day of month has passed, and that the landlord isn't excluded from invoicing in Property360.
