Rent Summary
See every current tenant's rent, bank and cash split, GST, TDS and net bank receipt by property, with each co-owner's share.
Overview
The Rent Summary shows what each property earns every month. It lists your current tenants by property, splits each rent into its bank and cash parts, adds GST, takes off TDS, and shows how the total is shared between co-owners.
Three formulas run through the page:
| Figure | How it is worked out |
|---|---|
| Total Monthly Rent | Bank Deposit Rent + Cash Deposit Rent |
| GST and TDS | Worked out on the Bank Deposit Rent only |
| Net Bank Deposit Rent | Bank Deposit Rent + GST − TDS |
Before you start
- Each tenant needs a lease with the rent split into Bank Deposit Rent and Cash Deposit Rent, plus the GST % and TDS % if they apply.
- Ownership percentages should be recorded on the property, so owner shares can be worked out.
- Landlords see the properties they own. Master admins can choose which landlords to include.
Steps
- Open Rent Management → Rent Summary in the sidebar.
- If you are a master admin, use Showing tenants for: to pick landlords. My properties (default) shows your own properties, and Select all (Me + landlords) shows everyone. Co-owners of the properties you pick are added automatically.
- Narrow the list with Search tenants..., the Property filter, the Status filter or the sort menu. Click Clear to reset them.
- Read the All Properties — Grand Total band at the top. It gives the six rent figures, a Space line for all properties in view, and the owner shares (By owner — share across all properties for admins, or Your ownership share).
- Click a property to expand it. Its header shows each owner's share and a Space line: leasable area, ₹/sq ft over all leasable area and over leased area, occupancy and units leased.
- Use the Tenants | Floors switch inside the property. Tenants lists each lease. Floors breaks the property down by floor. See Rent Summary: the Floors view.
- In the Tenants view, click Split by owner under a tenant to see every money column split by ownership %. A landlord sees My owner share instead.
- Open a row's ⋮ menu for Rent & Lease History, Edit Tenant, Open in Lease Dashboard, Raise Maintenance or Delete Tenant.

FAQs
Why doesn't cash rent attract GST or TDS?
GST invoices and TDS cover only the rent paid through the bank. The cash part counts towards Total Monthly Rent, but not towards GST, TDS or Net Bank Deposit Rent.
What does the ₹/sq ft under a rent figure mean?
It is the Total Monthly Rent divided by the lease's leased area. If the lease has no leased area, the unit's area is used.
Troubleshooting
A tenant I expected is missing
Their lease may have ended. Set Status to the right value, or clear the search and property filters.
A warning says ownership doesn't total 100%
The owner percentages recorded on the property add up to more or less than 100%, so the shares shown are based on those recorded figures. Correct the ownership on the property.
GST or TDS shows a dash
The lease has no GST % or TDS %, or no Bank Deposit Rent. Use Edit Tenant to add them.
