Sign up and sign in

Create your Property360 account, sign in with email or Google, and reset a forgotten password safely.

Updated 16 Oct 2026

Overview

You can sign in to Property360 with an email address and password, or with your Google account. If you forget your password, you can set a new one yourself with a secure, single-use link sent to your email.

Before you start

  • Use an email address you can open right away. Reset links arrive by email.
  • If someone (for example a master admin) has already set up an account for you, sign in with the email address they used. Don't create a new account.
  • Continue with Apple and Sign up with Apple appear on the screens but are not available yet. They are marked Coming soon.

Steps

Create an account

  1. Open the sign-up page and choose Sign up with Google, or fill in the form.
  2. Enter your First name, Last name, Email address and Password.
  3. Choose a password that meets every rule in the checklist under the field. Each rule turns green once it is met:
    • At least 10 characters
    • One uppercase letter (A–Z)
    • One lowercase letter (a–z)
    • One number (0–9)
  4. Submit the form. You are signed in and taken to your home page, and a welcome email is sent to you.
Note:An account you create yourself starts as a Landlord account. Other roles (Supervisor, CA / CPA, Tenant) are set up by a master admin. See Roles and what each can do.

  1. On the Welcome back screen, enter your Email address and Password, then click Sign in, or click Continue with Google.
  2. You land on the home page set for your role. For most people this is the Dashboard. A CA lands on GST Invoices.

Reset a forgotten password

  1. On the sign-in screen, click Forgot password?
  2. Enter the email address you sign in with and click Send reset link.
  3. Open the email and click the link. It works once and expires 30 minutes after it was sent.
  4. On Choose a new password, enter a New password that meets the rules, re-enter it in Confirm password, and click Update password.
  5. On Password updated, click Sign in and sign in with your new password.

Example

A. Sharma forgets her password. She clicks Forgot password?, enters her email and clicks Send reset link. Ten minutes later she opens the link, sets a new password and signs in. Property360 signs her out on her other devices and emails her a confirmation that the password changed.

FAQs

Can I sign in with Google if I signed up with email?

Yes. If your Google email matches the email on your Property360 account (or the alternate email on your profile), Google sign-in opens that same account. No duplicate account is created.

Why does it always say "Check your email"?

For your security, the message is the same whether or not the address has an account.

What happens to my other sessions after a reset?

You are signed out on every other device. Anyone using an old session has to sign in again with the new password.

I signed up with Google. Do I have a password?

No. Just use Continue with Google.

Troubleshooting

The link was already used, is more than 30 minutes old, or was replaced by a newer one. Click Request a new link and use only the latest email.

The reset email didn't arrive

Check your spam folder, then wait a few minutes and try again. Each new request cancels the previous link.

My password isn't accepted

Check the checklist under the field. Passwords that are too easy to guess (for example ones starting with "password" or "welcome") are refused, and so are passwords that contain your email name.

Sign-in shows a "starting" message

After a quiet period the app can take up to a minute to start. Leave the page open and sign-in continues by itself. If Google sign-in fails, try again or use your email and password.
